What are the responsibilities of CMMC?

In summary, the broad responsibilities of CMMC are to manage and administer the communal parts of the site (buildings, roads, etc) and the open areas for the benefit of all who live here. The specific legal responsibilities of CMMC, paraphrased from what is laid out in the Articles of Association are to:

  • Take charge of, manage and administer the common areas of the development
  • Acquire, deal with, improve or sell any “property” in the common areas (NB: this does not give any powers in relation to individual homes and does not apply to just land and buildings but covers physical items – e.g. it gave us the power to buy the benches recently installed around the site)
  • Collect rents or charges and pay rates, taxes and duties.
  • Ensure maintenance, repair and renewal of all parts of the managed areas
  • Insure the property for damage and public liability
  • Establish and maintain sinking funds for major repairs (e.g. roads)

These responsibilities are discharged through the appointment of FirstPort as managing agents so that CMMC can deliver the following objectives for all residents:

  • The development remains a pleasant and enjoyable  place to live.
  • The common areas are maintained and ideally improved over time.
  • All residents abide by a code of behaviour that promotes good relationships across the development.
  • Service charges are managed to deliver value for money whilst maintaining standards of safety and quality of appearance
  • The managing agents deliver agreed levels of service and control expenditures within agreed budget.
